Preparing your home for the sale does not mean it will cost you a lot of money – for very little out of pocket cash you can make a major impact! Sitting in a
discussion just yesterday with a group of my peers, we pondered this very question… What are prospective buyers thinking when they look at a property? How
much money does it cost a seller to have a competitive edge? So I will tell you what
was said…
Get rid of the clutter! You’re moving anyhow, so now is a good time to pack. Have a yard sale – and, depending on how much “stuff” you have – maybe even rent a
storage unit for a few months! Try to look at your house through a buyer’s eyes. Have your kitchen counter clean and bare…it looks spacious this way! Remove all
your magnets from the refrigerator, along with drawings, menus, and other items. Clean out your closets – we want them to look BIG! Rooms should be kept neat
and clean to maximize the space. Make the beds, and keep everything neat and in its place! It does make a big difference in how people view your house.
Stop SMOKING in the house! According to www.npr.org, fewer than 1 in 5 adults smoke, so that means MOST of your prospective buyers will be turned off by the
smell of smoke, and worse, some may have allergies! Have pets put in a safe place when your house is being shown. Have carpets professionally cleaned!
Dress up your front door, and paint it if necessary. Keep the lawn trim and neat, and buy some flowers for your front stoop… After all, this will be your first
impression. Make it count… if your house has curb appeal, it is far more likely to grab a passerby’s attention. And unless a buyer is from out of town, they almost
always do a drive by first!
Also, consult with a professional! Talk to a Realtor, and possibly a person who does staging too… perhaps even get a pre-sale home inspection done, as you’ll
have an idea of what needs to be fixed BEFORE an offer comes in! None of this costs a lot, but all of this will have a huge impact in how quickly your home will sell,
and will get you the best price possible!
