Preparation is The Key To A Smooth Transaction By Amy Sebell

Moving Is A Daunting Experience. For those of you with small children or those relocating, the transition takes even more advanced
planning, a good sense of humor and expert advisors. Build a team of trusted professionals to guide you through this maze: your seasoned
realtor, loan officer, attorney, financial advisor, inspector, stager, and house cleaner.
Fit Moving Into Your Schedule: Build into your budget some cleaning assistance, particularly if you have small children. This may not be the
year to take on the presidency of a volunteer organization or get a new puppy! Wait until you complete your move. Decide the best
timeframe for moving.
Create A Sense Of Value For Your Home. With the currently large inventory of homes, it’s important for buyers to see your home as the
best property for the price.
Getting Ready Takes Time: A pre-inspection by a licensed home inspector will alert you to structural and mechanical issues that need
addressing, such as loose knobs, sticking doors, or bathroom caulking. Repaint scarred or dirty walls in a neutral color. Clean or replace
worn carpeting. Toss out junk. Donate items to charity. Hire professionals and keep receipts.
Stage Your Home – Accentuating The Positive: Most staging involves re-arranging your own belongings to highlight the features of your
home. Consultants also offer intensive staging with their home furnishings.
See Your Home With A Buyer’s Eyes: Digitally photo and scrutinize each room and the exterior of your home.
The Buying Side Of The Equation: There are several scenarios for moving from one home to another. 1. Sell first and then find the next
home. This is the more secure financing path but may not work for you if you are looking for a unique property. 2. Buy first and then try to
sell your current home quickly. Buying first can be very risky because it’s an open-ended draw of your equity or savings. Check with your
financial advisor and loan officer before buying. Do some preliminary shopping for homes with your realtor.
Create A Wish List For Your New Home: Identify the definite priorities and then the “extras” that are flexible considerations. Be realistic. Too
often home buyers expect too much in their price range. If you need five bedrooms for your growing family and you have a limited budget,
consider compromising on style and condition. If children are involved in the move, consider the following: Buying in a certain school district
may require extra house hunting time or paying more. Remember that children are not the decision-makers! Insulate your children from the
stress of the process. Most children do not like change. Leave them home in the beginning until you are certain that you are committed to
moving. If you bring them along, set yourself up for a successful experience. Avoid looking at houses at nap time. Bring snacks and diapers.
Keep the excursion short. Avoid asking “Do you like this house? Should we buy it?”
Managing The Stress: Designing your dream home can be an exhausting, yet a wonderful creative experience. When buying a pre-existing
home, interview trusted contractors for repairs and improvements. Enjoy choosing colors, fixtures and furnishings. Hire professionals to
guide you. Lastly, try to have some fun with the process!
